Finding a home with Ancla Realty is a straightforward process. Start by browsing available properties and booking a viewing, then submit an application for your chosen home. Once the safety deposit is made we will then undertake referencing checks. After checks are successfully complete we will provide a tenancy agreement for you to sign. From here, we will work with you to schedule a move-in date and complete any further documents.

This provides peace of mind, with clear guidelines on how deposits are held, managed and resolved in the event of any disputes.

The landlord will register you with Southern Water and inform the Council of when your tenancy commences. You will need to contact the electricity provider directly.

As your tenancy comes to an end, make sure to give proper notice in writing. Check your tenancy agreement for specific notice period terms and break clauses.

Thoroughly clean the property, including carpets and appliances, and take care of any minor repairs. Remove all personal belongings, tidy any garden areas and return the property to its original condition. If necessary, arrange professional cleaning and keep the receipts as evidence.

Please return all keys on the agreed date and, if you can, attend the final inspection. Make sure your utility bills and council tax are settled, and provide final meter readings to your suppliers. Once the inspection is complete, your deposit will be returned via the deposit protection scheme, subject to any agreed deductions. Don’t forget to share a forwarding address for any future correspondence.

Referencing is a key step in the rental process. It involves assessing your current situation and credit history to confirm you can meet your rental obligations. You will usually be asked to provide documents such as proof of identity, bank statements, and references from previous landlords or employers. Your credit history will also be reviewed to check for any missed payments or county court judgments.
