under licence by Ancla Realty Ltd, a company incorporated in England and Wales
(Company No. 11844111), whose registered office is at Unit B, 62 London Road,
Southampton, Hampshire, England, SO15 2AH (the “Company”)
1.2 These Terms and Conditions (“Terms”) govern your use of the Website and Re-
Leased App, including any services, features, or user areas made available on or
through it. By accessing or using the Website and Re-Leased App, you agree to be
bound by these Terms. If you do not agree, you must stop using the Website and
Re-Leased App immediately. There may be additional terms that govern your use of
the Re-Leased App as displayed on the Re-Leased website. In the event that there
is a conflict between these Terms and any terms on the Re-Leased website, in
relation to the Re-Leased App, the terms of the Re-Leased website shall prevail.
1.3 A director of our Company is a member of the National Residential Landlords
Association (NRLA) and we operate in accordance with its professional standards.
2. Our Services
2.1 The Website provides property-related services including:
(a) advertising rental properties in Southampton and surrounding areas;
(b) enabling you to register interest in available or future properties;
(c) enabling you to submit tenancy applications;
(d) providing existing tenants with a secure portal via a mobile App (“Re-Leased
App”) to access tenancy agreements, download ancillary documents (EPCs, EICRs,
gas safety records, deposit certificates), submit maintenance requests, update
personal details and view communications relating to their tenancy via Re-Leased.
2.2 Property listings and descriptions are provided for information only and do not
constitute an offer, representation, or guarantee as to availability, condition, or
suitability.
2.3 We may update, amend, remove, or discontinue the Website or any part of it or
your use of the Re-Leased App without notice or liability.
3. User Accounts
3.1 Certain features (including tenancy login) require account creation via Re-
Leased. You agree to provide accurate, complete, and up-to-date information, keep
your login credentials confidential and accept responsibility for all activity under your
account.
3.2 We reserve the right to suspend or terminate your account without notice if you
breach these Terms or misuse the Website or the Re-Leased App.
4. Property Interest Forms
4.1 When you complete a “register interest” or property enquiry form, you consent to
us storing and using the information provided to match you against available rental
properties.
4.2 You agree that we may contact you when properties become available that fit
your criteria.
5. Tenant Referencing, Credit Checks & Affordability
5.1 By submitting a tenancy application or creating an account for rental assessment
purposes, you expressly authorise us to carry out right-to-rent checks, identity
verification, credit checks and affordability assessments, employment and income
verification, landlord, agency, and other referencing and anti-fraud checks.
5.2 These checks may be undertaken through licensed credit reference agencies or
referencing partners and may leave soft or hard footprints on your credit report.
5.3 You consent to us sharing referencing information with the landlord of the
relevant property in order to assess suitability and affordability.
6. Disclosure of Arrears, Breaches or Fraudulent Conduct
6.1 If during or after your tenancy you fall into rent arrears, cause significant property
damage, commit serious or repeated breaches of the tenancy agreement or engage
in fraud or deceptive conduct then we may, where lawful and proportionate, disclose
factual information about your conduct to:
• prospective landlords,
• estate or letting agents,
• tenancy referencing companies,
• statutory bodies (where required).
6.2 Any such disclosure will be limited, fair, accurate, and made on the lawful basis
of our legitimate interests, in compliance with UK GDPR.
7. Website/ Re-Leased App Use & User Conduct
7.1 You must not use the Website or Re-Leased App for unlawful or fraudulent
purposes, upload harmful, offensive, or infringing material, attempt to disrupt or
damage the Website/ Re-Leased App or its functionality, use automated systems to
harvest or extract data or act in a manner likely to damage our reputation.
8. Website. Re-Leased App Availability
We do not guarantee uninterrupted or error-free access. Access may be suspended
or restricted for maintenance, upgrades, technical issues, or events outside our
control.
9. Intellectual Property Rights
9.1 All content on the Website including text, graphics, images, logos, icons, layout,
software, and documents is the property of Ancla Group Ltd or its licensors and is
protected by UK copyright law.
9.2 You may not reproduce, distribute, modify, publish, display, or commercially
exploit any Website or Re-Leased App content without our prior written consent.
9.3 All content on the Re-Leased App including text, graphics, images, logos, icons,
layout, software is the property of Re-Leased or its licensors and is protected by UK
copyright law. Any documents that are uploaded on the Re-Leased App is the
property of Ancla Group Ltd or its licensors.
9.4 You may not reproduce, distribute, modify, publish, display, or commercially
exploit any Website or Released App content without our prior written consent.
10. Accuracy of Information
10.1 While we take reasonable steps to ensure information presented on the
Website and Re-Lease App is accurate, complete, and up to date, we make no
warranty as to the reliability, accuracy, or suitability of any property listing,
description, price, or related information.
10.2 All property listings are subject to change and availability. You must not rely
solely on Website descriptions.
11. Liability
11.1 Nothing in these Terms excludes liability for fraud or for death/personal injury
caused by negligence.
11.2 To the extent permitted by law, we exclude all liability for reliance on Website
and Re-Leased App content, indirect or consequential losses, business interruption,
data loss, or loss of profits or inaccuracies in property listings.

We may provide links to third-party websites. We do not endorse and are not
responsible for the content, security, or accuracy of those sites. Use of external sites

when posted on the Website or Re-Leased website. Continued use of the Website or
Re-Leased App constitutes acceptance of updated Terms and the terms posted on
the Re-Leased App.

These Terms are governed by the laws of England and Wales. Any disputes arising
from or related to these Terms shall be subject to the exclusive jurisdiction of the
English courts.
